10 Key Locations In IBADAN People Go To Buy Land

Ibadan, the capital of Oyo State, is presently very hot as far as real estate is concerned. And this, as evidenced in the massive influx of investors in the sector into the ancient city as well as monumental projects on ground, has really been a game changer. Awotan is one the fast growing new areas in Ibadan. It’s under Ido Local Government Area of Oyo State. Part of the attractive features of Awotan is its proximity to Ijokodo and Lifeforte School. Another added advantage for the location is the ongoing reconstruction of the 12km Apete-Awotan-Akufo Road. A plot of land in the area is now between 2 and 3 million naira.

 

ELENUSONSO

DRADAMS

This is located around National Horticultural Research Institute (NIHORT) area of Jericho in Ibadan. It’s also in Ido Local Government. The place could be accessed through Idi-Ishin Jericho road or Eleyele-Ido road. It’s surrounded by several estates including Alpha Grace Estate. That is the main reason people go there to buy land whether for building or commercial purposes. A plot of land at Elenusonso is between 1.5 and 8 million naira, depending on its closeness to the main road.

 

ASUNLE

This is one of the popular areas around Akala Expressway axis of New Garage at Old Lagos Road, Ibadan. Other prominent areas in this place are Elebu, Tipper Garage and Kasumu. The site used to be a waste ground, hence its name ‘Asunle’. But it has lately become the toast of real estate investors due to the good access road and some other attractions.

 

OLOGUNERU

Ologuneru, like other new areas in Ibadan, is a developing location in Odo Local Government Area of Oyo State. Though it’s located on the outskirts of Ibadan but doing very great in terms of development. It’s an ideal location for buyers looking for affordable land with long-term investment potential.

 

AJIBODE

Ajibode area is gaining serious attention due to its proximity to the University of Ibadan (U.I). The area offers affordable land and is ideal for residential estates, student housing, and commercial properties serving the university community.

 

ALAKIA

Alakia is a popular location for both residential and industrial real estate. It’s very close to Ibadan airport and Ibadan-Ife Expressway. It’s a strategic choice for investors looking for commercial or industrial land.

 

BANK OLODO

Bank Olodo is a very prominent neighborhood on the outskirts of Ibadan, along Iwo-road. A plot of land is now sold for as high as 4 million naira at this location. One of its selling points is its proximity to Iwo-Road bus terminal and the main expressway.

 

IDI AYUNRE

Idi Ayunre is located along the Ibadan-Ijebu-Ode Expressway. Another attractive feature of the location is its proximity to Cocoa Research Institute of Nigeria (CRIN). The location is very good for buyers/investors looking for large amounts of land for agricultural potential or future residential developments. Another reason why people are rushing to Idi Ayunre is that land is still affordable there. A plot of land goes for as low as 500,000 naira or 3 million naira depending on location. Idi Ayunre is under Oluyole Local Government Area of Oyo State.

 

ASEJIRE

Asejire is located along the Ibadan-Ife Road, making it a strategic location for real estate investment. What attracts both residential and commercial developers to the location is its proximity to the Asejire Reservoir. This is where the real estate coy, Adron has its City Park and Gardens estates.

 

MONIYA

Moniya, especially the Moniya-Iseyin Road axis, could best be described as the new construction site of real estate in Ibadan. This is where most investors now rush to to buy land in bulk. Though the trend has been on for a while but it got to it’s peak after the completion of the reconstruction of Moniya-Ijaiye-Iseyin road. A plot of land in the area used to be between 200,000 and 400,000 naira. But it’s now about 2 million naira or more than that. The area is under Akinyele Local Government.
