by Isaac Abimbade

Do you know that Pinnock Beach Housing estate has suddenly become the hottest estate in Lekki where important personalities, such as captains of industries, celebrities, trendy babes and guys want to live? Yes, it is. We would tell you why!

Pinnock Beach has become one of the most expensive housing estates in the Lekki axis. Currently, a plot of land costs as high as 200 million naira and above.

For those who may be struggling to locate the exact location of the estate in Lekki. Pinnock Beach Estate is located in Osapa (London), approximately at the 4th Roundabout on the Lekki-Epe Expressway within the neighbourhood of Mobil Filling Station and behind Femi Okunnu Housing Estate. It is by Circle Mall Jakande just a little farther down from Friends Colony Estate in the same axis.

One of the advantages of living in this luxury estate is that the residents will have the luxury of the great sight of the Atlantic Ocean, which has become one of the selling points to many celebrities who live there. Pinnock Beach Estate is directly facing the Atlantic Ocean, with the cool sea breeze ensconcing the estate. With abundant beach-front views from basically any part of the estate. The estate also has a built-up area of approximately 84 hectares, consisting of asphaltic concrete finished roadways, reinforced concrete U-Shaped Storm water drainage reticulation, R.C Culverts, Boundary retaining walls, and Services support structures.

These are the reasons celebrities like Don Jazzy, Bobrisky and co are moving there en-masse. Last year, popular music producer, Don Jazzy, via a post on his social media page announced to his fans and followers that he has acquired another mansion at Pinnock Beach Estate, Lekki. He wrote “Added this new crib to the portfolio. Shhhhh my new neighbours are sleeping.”

When Bobrisky announced that he’s just acquired a house in the same estate for N400 million, eyes were rolled. First the price and location. A plot of land in this popular estate now is above N200 million, from our findings.

This estate is fully developed with 100 per cent tarred roads, efficient drainage channels, street lights, and a well-landscaped environment – complete with adequate infrastructure.

There are reserved recreational areas in Pinnock Beach Estate, green areas in front of the houses, and of course variegated bush patches you can still consider ‘green’. These undeveloped plots of land in Pinnock Beach Estate are mostly on hold (buy-and-hold strategy) as they can sell for a huge premium or developed for sale later. Construction is almost always going on by different developers at different parts of the estate. The entire Pinnock Beach Estate Scheme occupies 84.11 hectares of land.

Houses in the estate vary as there are modern and upscale buildings. There might be available plots of land for sale within the estate but over the years, it is unlikely that you will see barren plots available for sale. Built-up houses are always available though

Pinnock Beach Estate is owned by UPDC Plc, a subsidiary of the UACN Development and Property Company, and a member of Custodian Investment Plc. The project was gradually implemented in parts of a comprehensive whole; designed and jointly executed on behalf of UPDC.

Once again, the estate is a gated, serviced residential estate located off Femi Okunnu road (Shoprite road). Only about 40% of the estate is developed but all roads and drainage channels have been constructed The estate has good infrastructures like well-tarred roads, efficient drainage channels, street lights, and a well-landscaped environment with reserved green areas in front of all houses and recreational areas. There is an annual service charge of about ¦ N450,000 which covers waste management, security, general maintenance of the estate, as well as electricity and water supply.

There is effective security in the estate; non-residents are not granted access until they have been cleared by their hosts. There are also security officers positioned at strategic locations within the estate. Houses in the estate vary as there are modern and upscale buildings, and there are available plots of land for sale within the estate which will suit those that would prefer to build their houses.
