A few weeks back, the Real Estate Developers’ Association of Nigeria (REDAN), Lagos State Chapter, held its annual end of the year party. It was a classy event that had the who is who in the real estate sector in attendance.

One of the few people who spoke at the event was Tpl Kehinde Oshinaike, GM LASPPPA.

While I was coming inside, a lady accosted me with 3 important questions. She asked me that if someone wants to buy a house or any property what are the 3 basic things the person should look out for? Even though I wasn’t prepared for any speech at this event but I was compelled to respond and I needed to give this advice.

The first step you should take is to contact the nearest Town Planning office. Like the other sister agency said (LASBCA), the Lagos state government doesn’t like to destroy any property. We are not distroyers (A ki s’apa). We aren’t wasteful. We also appreciate the effort of developers in Lagos State because their efforts are making the state to grow and develop thereby adding to our GDP and it’s adding to the value of Lagos State and that’s one of the reasons we are called the centre of excellence and we are not ready to compromise on that. So, having gone to the nearest Town Planning office that will guide you accordingly. They will also tell you the dos and don’ts. They will also tell you what to build and where to build. They will tell you the height limit of that particular location and others. What is the zoning. . The next thing is to visit or seek the service of a Town Planner who will also ensure that you are on track because that advice you have gotten from the Town Planning office for you to conceptualize it, you will need the service of a Town Planner. After this you can consult the next available agency that can help you to secure your property. Once you have taken care of these, especially the first two points I just mentioned, you can be rest assured that your hard-earned money, investment, your house, your office, shopping malls/complexes are safe. And what are the benefits of getting the planning permits? 1, It adds value to the property.

Before I came here I had been to somewhere and the person was saying that he wanted to get a property and he went to a bank to get a loan and the first thing the bank manager asked for was Planning Permits and Building Approval which is also called Planning Permit. It’s allow to interchange with both.

These are some of the reasons the Lagos State Government may want to demolish your house in Lagos.

Environmental Hazards: Houses contaminated with hazardous materials like lead, asbestos, or mold pose significant health risks. In such cases, demolition is considered the safest option.

Fire Damage: Extensive fire damage can compromise a building’s integrity, making it necessary for the government to remove the structure to prevent potential hazards.

Eminent Domain: Governments can exercise eminent domain to acquire private properties for public use, such as building highways or public facilities, often resulting in the demolition of affected homes.
