Hakeem Ogunniran is a big name in the real estate sector in Nigeria. For the past 8 years, he has been MD/CEO of one of the most successful real estate companies called UACN Property Development Company (UPDC). The big news is that this brilliant lawyer has retired from UACN Property Development Company after 33 years. He is right now on retirement leave till October ending.
The company he runs is one with a rich history and pedigree. It operated first as a Department, then as a Division of UAC of Nigeria Plc until 1997, when the business was incorporated as a public limited liability company and listed on the Nigerian Stock Exchange. This happened because of the massive opportunities present in the real estate sector. According to official reports on the real estate industry overview, real estate and building industry market contribution to GDP is estimated at 1.85% and 2% respectively. The demand drivers for the company’s investments in Abuja, Port Harcourt and Lagos and other major cities can be summarized as the effect of high population growth rate in the cities which have a positive boost on economic activities, increase in government and economic activities in urban areas, rural-urban drift which is presently estimated to be between 5% to 10% per annum, the need for decent living/environmental conditions and the acquisition of an investment to hedge against inflation and subsequently boost its revenues.
Ogunniran is a Lawyer, a Chartered Secretary and fellow of the Chartered Institute of Arbitrators.  He has an LLB and LLM, he has an MBA degree from the University of Lagos. He was called to the Nigerian Bar in 1985. He was formerly a Law Lecturer at the University of Lagos before he joined UAC of Nigeria Plc. as Manager, Legal Services in 1995 and was later appointed Western Area Manager and Marketing Manager respectively of GBO/MDS Division of UACN. He was the Divisional Managing Director of MDS Logistics Division of UACN and a Past President and Chairman of Council of the Institute of Chartered Secretaries and Administrators of Nigeria.
A former Fulbright Scholar at Yale he has attended various senior management and leadership programmes at Ashridge Management College, UK, Cranfield University, Harvard Business School and London Business School. He was appointed Managing Director of the company in January, 2010. He has spent 8 years as MD/CEO of UPDC. From his appointment, to this moment he has successfully steered the company towards the path pf phenomenal growth and expansion which has seen the company execute many projects successfully.
That UPDC is a successful company can be gleaned from its rich portfolio of properties. One of it is The Residences at FESTAC. It was created from the company’s desire to create a truly-mixed real estate development that will offer comfortable and best-in-class residential, commercial and retail accommodation. The node is the first of its kind in Lagos and consists of Golden Tulip Festac, Festival Mall and The Residences.
The Residences consists of 3 wings on 8 floors. It has a total of 106 units of 1 bedroom apartments & 44 units of 2 bedroom apartments. There is also the Festival Mall at FESTAC. Lagos. It was conceptualized in 2008, generally due to absence of modern formal retail channels in Festac and its environs. With the acquisition of Durbar Hotel from the Federal Government in 2002, the need to maximize the opportunities in the entire real estate asset becomes very crucial. UPDC looked at it from the real estate asset desire to create a destination point for Lagos State residents around Festac, Amuwo-Odofin, Mile 2, Ojo, Alaba, Orile and Okota providing office, hospitality, recreation and an experience of a formal shopping mall.
The festival mall is situated on a site area of 8.7 hectares comprising of:Block A which comprises of 471 room hotel in three wings with 357 rooms operational as Golden Tulip Hotel, Block B – The Residences which comprises of three wings to be renovated into 1 & 2 bedroom apartments and the Festival Shopping Mall and Entertainment Centre with One Main Anchor Tenant, Sub Anchor, Cinemas and a mix of other retailers.
