City People can authoritatively confirm that. A few week back, Real Estate expert, Chukwunonso Onny-Ezeh, the MD/CEO of Assist -2-Sell, a property company, confirmed the assertion. She also explained the attraction Lekki-Epe axis has for the celebs. Nonso is one of the real estate experts, who know their onions. Her company, Assist-2-Sell Properties Limited, is experienced in the Nigerian Property Market in both commercial and residential spheres of buying, selling, leasing and investing.
7 years ago, Nonso predicted that owning a Property in the Lekki-Epe Corridor were going to become hot cake in a few years time.
That was in January 2010. According to her, right from Exxon Mobil head office on Victoria- Island, up to Mrs Ajoke Mohammed’s Botanical gardens along the Lekki-Epe expressway, it is astonishing to note that the number of residential estates springing up on that stretch of road has hit a staggering 150. Undoubtedly, there is quite a deluge of estates on the area, but sceptics doubted the claim. Incredibly as 150 estates might sound it is correct. The figure does not comprise, only estates such as those of waters, Brentwood, Nicon etc, but also the estates within estates such as UACN’s cablepoint inside Lekki Phase I, Millennium, Estate, Prime Waterview Estate to mention but a few.
It is amazing how, in fewer than five years, the number of residential estates within the Lekki/Epe corridor had proliferated.
According to her, Real estate development is fast growing in Nigeria, especially in Lagos, where developments are being undertaken by LASG, private developers, corporations and financial institutions. However, while the surge in real estate is quite commendable in terms of provision of housing, their affordability is a topic for another day. The fast-paced development has also brought up serious concerns over the adequacy of the existing infrastructure and amenities along Lekki-Epe corridor.
Severe pressure is being exerted on existing public utilities such as access roads, potable water etc. Now, there in only one major road linking the area with Victoria-Island. The road has a history of incredibly heavy traffic at rush hours, precipating constant road mishaps especially at the roundabouts and during events such as a high profile weddings that are prone to cutting off the flow of traffic for over ten hours at the VGC’s end. There is an urgent need to take serious steps to provide adequate infrastructure. Owing to space constrains, we will only to publish a an abridged list of the estates.
Her Real Estate prediction for the Lekki-Epe corridor then was as follows:
“That in about a decade to come, real estate development along the Lekki corridor would hit Ikorodu by Epe Junction.
“That with the coming of the proposed 4th Mainland dridge dualisation of the existing Lekki road, construction of the coastal road, the coming of the LFTZ, second Lagos Airport at the Lekki axis, the commissioning of the Ogun State dry cargo airport at the Shagamu interchange and with rapid estate development along that axis, Lagos State and Ogun State boundaries would overlap at the Epe/Ijebu- Ode axis by 2025.
“That the proposed second Lagos air port at the Lekki corridor would be a reality by 2030, as such, Lagos would have two major airports like PHC with its International Airport Omagwa/NAF Base .
“That the new towns development at Lekki, would strip Ikoyi and Victoria Island of their class toga as Lekki would emerge the new Dubai, with better modern structures, such as light rail, new amenities and infrastructure. That HiTech, the construction company handling the Lekki road dualisation/toll gate project, should hand over by 2015’s 7 Years after, most of her predictions have come to pass. In 2010, she highlighted about 150 Residential estates that existed within the Lekki/Epe Corridor. They were as follows:

Right now, the number has soared to more than 500 residential estates. All these have made Lekki/Epe corridor one of the fastest-growing areas in Lagos, with a sub-region that comprises a naturally formed peninsula on the Atlantic Ocean of Lagos City and on the Lagos Lagoon The peninsula is approximately 70 to 80km long, stretching from Victoria Island on the west to Refuge Island on the east, with an average width of 10km.
The Lekki Sub-Region includes several estates, gated residential developments, agricultural farmlands,
areas allocated for Free Trade Zone (LFTZ), a second airport, and sea port etc.
The unique characteristics of the Atlantic Coast, Lagos Lagoon and Inland natural areas are being protected and enhanced to give Lekki New City the special natural ambience. Lekki is considered to be one of the most expensive parts to live in Lagos State. This is partly owing to the latest housing development which is being created on the axis. It has been predicted by many that the Lekki Peninsula vicinity would be one of the best places to live and work, with the new upgrading of amenities and infrastructure going on there.
